  What you should know
   
  - Pre contracts Once you have found the property you wish to purchase we draw up a pre contract between you and the vendor called a Sale & Purchase Pre-Contract (Pre-Contrato de Compraventa). It is usual to agree in this pre-contract that a deposit - normally 10% - is paid at this time. When a pre-contract is signed, it is binding on both parties, so a big advantage is that gazumping cannot occur. Within this contract, any details you wish to be verified ie contents of the house to be included can be noted. The date by which the transaction will be completed is set. After both parties sign this contract and the deposit is paid, the papers related to the purchase are passed to the Notary office for the elected date to complete the sale.
   
  - Bank account It is essential you have opened a Spanish bank account; we can help you do this by introducing to a reputable bank that will issue all the details in English. This is required before you sign at the notary office as the payment for the property MUST come through a Spanish bank via a banker’s cheque or transfer.
   
  - NIE The law in Spain is changing with regard to foreigners purchasing homes, until recently you could buy a home with your British passport and money. With the worldwide controls on the movement of monies in an attempt to fight terrorism, Spain has introduced a law that before buying you must registered as a temporary citizen N.I.E. (numero de identidad de extranjero). In reality the Spanish bureaucracy, cannot cope with the issuing of this in the time scales normally associated with buying a property. Notary Public offices will ask you for this, so the solution is to start the process once you are here, and if it is not completed by the time you come to sign, you have at least demonstrated that you are complying with the law.
The form is relatively simple, requiring little more than the details in your passport, but written in Spanish. Once completed you need to take the form, plus copies and your actual passport to the police station. You will be given the copy form back stamped and verified. The processing of this form can take over a month depending on the time of year. Blank forms are kept in the office and we will happily help you to complete these.
   
  - Certificat de Convivencia. This certificate is issued by your local council once you have purchased a property. It verifies your address in Spain. You need your passport and deeds and it normally takes under a week to issue. This will enable you to buy a car in Spain, needed also to register on the Spanish health scheme.
   
  - Transferring accounts Once you have purchased a property we will transfer the utility bills ie electricity, council tax, water and telephone into your name for you. All household bills are paid two monthly by direct debt. We will also help with setting up gas contracts and meetings with trades people should you wish.
   
  - API Registered We are a registered API agency (agente de la propiedad inmobiliaria). Please note that it is not necessary for an estate agent in Spain to be qualified or a member of a professional body with professional indemnity cover. You may not have redress using unqualified agencies, so look for this registration when choosing an agent.
